In the event you have not been pre-approved for a loan, I have several trusted mortgage brokers I can recommend to you so that you can understand all your financing options
With your wants and needs in hand, I will begin to actively monitor the MLS for potential property matches. Additionally, through my website, I can have automated alerts emailed to you each time a home (which meets your criteria) comes on the market
The moment you view a property online that you have interest in seeing in person, we will schedule a time to view the home. In the event you are moving from out of the area we can hop in the car and tour the various towns and provide you with an insider's perspective to help sharpen your focus
Using the ongoing feedback you provide, I will filter out properties which are not the best fit for you and will inform you only of the homes I have hand-picked that meet your specific needs. As a result, the process will be more efficient and far more pleasurable for you
At the time we've located a property you're interested in purchasing, I will have the opportunity to begin using my negotiating skills by contacting the Listing Agent. The purpose of this call is to gain as much information about the home as possible and to leverage it. During this call I will request the Property Disclosures and review the findings with you
I firmly believe that knowledge leads to good decision making and that is why I will arm you with every bit of relevant data on the subject property
After reviewing all of the data, you decide to move forward, we will mutually compose a formal written offer being very aware of how to use not only the offering price but also the accompanying terms to your best advantage
Along with your written offer, I will assist you in writing a personal letter to the Seller highlighting your strengths as a Buyer, your personal connection with their home and why the Seller should choose your offer. A Pre-approval letter from your Mortgage Broker and your Proof of Funds (amount needed for down payment and closing costs) will also need to be included
Sellers may choose to respond to your offer with an Acceptance Letter or a Counteroffer. Often times Seller's counteroffer can include conditions conceded by the Seller, new conditions requested by the Seller or a combination of both. Negotiations will continue until a mutually agreed upon contract is reached. Once again this is where my expert negotiation skills and the information previously collected will be leveraged
With Acceptance Letter in hand, Escrow will be opened at a Title Company. The Title Company is solely focused on executing the terms and conditions contained in the contract without prejudice.
There are several keys dates and inspections that will be scheduled during escrow. I will give you a comprehensive understanding of what is contractually expected of you now that you're in contract, advise you of any issues that are discovered through inspections, negotiate any items on your behalf and personally manage all paperwork to completion within established time frames
Once the paperwork has been signed and recorded with the county offices, it will be time to meet at your new home to hand you the keys!
