Ready set, Sell

I will meet you at your home to survey it in person and will make recommendations which will get your home in tip-top selling condition


A comprehensive Market Analysis will be given to you at the same time to help you more fully understand the value of your home


I will also offer additional recommendations, with projected returns-on-investment for each project, in efforts to increase your net proceeds and shorten the length of time it takes to sell your home. I will also educate you on the costs associated with selling your home

Preparing your home to go on the Market

Once projects discussed in our initial meeting are agreed upon, I will arrange for corresponding contractors to submit bids for the work


In efforts to avoid costly surprises once your home is in contract, I strongly advise that all inspections, Pest (Termite) Roof and Home, be completed prior to the home going on the market. With your      approval, I will schedule and attend all inspections to ensure things go smoothly


A detailed Disclosure Package will be created by me for buyers to review, sign and submit along with their offers to purchase your home


I will assist you in completing all mandatory Seller Disclosures


The costs to market your home; postcards, professional photographs, signage, etc. will be covered 100% by my business


Lastly, we will review current and recent data on homes in your area along with the improvements you've elected to perform on you home to formulate the very best pricing strategy for your home

Going on the Market

Comprehensive Online and Print Marketing Campaign will include the following:

  1. Launch of property website and publishing on the MLS®
  2. Online marketing blast which will publish your listing on over 65 different real estate related websites
  3. An email will go out to the nearly 4,000 Realtors® in the Contra Costa Association of Realtors® announcing your home’s sale
  4. Postcards will be mailed to your neighborhood alerting the community that your home is for sale.
  5. Full color Marketing Collateral will be provided for all open houses


With your input, a detailed open house schedule will be created with feedback provided to you upon the completion of each open house. The open house schedule will include:

  1. Broker's Tour on first Tuesday your home's listed
  2. Weekend Open Houses
  3. Midweek showings which can be on a two hour advance notice (more advantageous) or by appointment only (less advantageous)
  4. Based on the level of interest from Buyer's Agents I will recommend when the best time is to begin reviewing and responding to offers

Analyzing, Negotiating and Accepting Offers

I will closely scrutinize each offer prior to reviewing them with you. I will call the Mortgage Brokers to confirm the Buyer's financing as well as contacting each Buyer's Agent to negotiate any terms in their offer which are disadvantageous to you or that may potentially create unnecessary risk


Upon reviewing the offers I will provide you with recommendations of how to respond


In the event your home receives multiple offers, every effort will be made to secure a back-up offer to add an additional layer of assurance

Escrow and Closing

With a fully ratified contract in hand, Escrow will be opened at a Title Company. The Title Company is solely focused on executing the terms and conditions contained in the contract without prejudice. I will alert you to several keys dates which both Buyer and Seller are required to perform duties on or before. I will give you a comprehensive understanding of what is contractually expected of you now      that you're in contract, negotiate any items on your behalf if need be and manage all paperwork to completion within established time frames


I will personally schedule and attend your signing on the day your escrow closes


I will confirm with the Title Company that the proceeds from the sale of your home have been safely delivered to your designated bank account


Once the paperwork has been signed and recorded with the county offices, I will perform a final walk-through with the Buyers and hand them the keys
